BUILDINGS AND GROUNDS COMMITTEE

                                                        MINUTES November 12, 2025

                                                                                                                                                                                                                                                                                                                   The meeting convened at 9 AM in the meeting room in Selbert Hall and began with a prayer.

 

              Minutes from the October 14, 2025 meeting were accepted.

 

           Old Business:  

                                                                                                                                                                     

1. Quotes were secured to replace the concrete pad and steps behind the rectory. Lakeside

    Concrete was the low bidder for the contract at $4,838.00. The job is currently on hold.

           2. Replacement of the original pneumatic controls of the heating/air conditioning system in the

               church have begun. Trane is also programming, testing and calibrating the new equipment.

 

           New Business:

 

  1. The church boiler is original equipment from 1969 and will require yearly maintenance prior to the heating season to insure its dependability.
  2. Wide area Network for the whole campus. Derek ? 716-202-8504 has quoted the project. The project is being funded by anonymous donations from parishioners. The pavilion is not included in the wide area network. We decided to keep Spectrum service to the pavilion at a cost of $76/month. 
  3. We have begun siding Langley Hall. The South side was completed October 23rd with the intention of completing one side a year.
  4. We will review the spacing of the boulders at the front entrance to the church to insure sufficient safety measures are in place. Currently they are spaced 8’ apart.
  5. As parishioners have begun using our NW corner lot it has been suggested to install split rail fencing at the corner to protect from a fall into the culvert ditch. This would include removal of sod 6’ wide from the lot to the corner and placement of road millings. This could be done by the St. Joseph Workers. As the lot is not accessible through the winter months we will address in the Spring. We will contact Erie County to request additional culvert pipe at the corner to allow for a wider walkway.
  6. The St. Joseph Workers have begun building a replacement shed for the collection of bottles and cans by the Boy Scouts.
  7. Repair of cracks to the main church lot. Work ongoing as weather permits.
  8. Our security cameras currently have 24 hour recording capacity.  The campus is not occupied for 48hrs. at times so we suggest upgrading recording capability to 48 or 72 hrs. 
  9. A request for a removable railing in front of the altar has been made. There is not a way of making a railing secure in this location unless it is permanent.

    From Bill Markowski:

    The temperature controls in the church were completed today. (Dec. 3rd) Program updates were made,new  equipment tested and calibrated, and everything checked out with Trane.

     I worked on removing all old pneumatic controls and disconnected the compressor today. The  compressor can be hauled out. Not sure if maintenance wants it or we scrap it. Remaining work includes removing the air dryer and the large pneumatic control panel, which I would need help with. No  hurry on these. 120 volt power and pneumatic lines are disconnected from both. I have a little clean up  left to do in the space and then the project is complete.

     When checking the 6 cabinet heaters in the church entrances, usher room, and library, we found a bad fan motor in the west entrance unit near Schwartz Rd. That entrance is always cold with a west wind blowing in, so this heater is important. Trane started the unit to test it and had sparks and smoke coming from the motor and it tripped the circuit breaker. I will open it up on my next visit and get a  model number then shop a price for a replacement.

 

              Future Improvements to the Pavilion & Storage Building:

  

  1. Clean-up around backstop from “The Natural” movie. A plaque designating site to be installed. 

                                                                                                                                                                                                                   

               Future Projects:

  1. Replacement of the blacktop parking lot at the Southwest corner lot at the Amigone Funeral 

     parlor. Catch basin to drain the lot to Clinton St. will be included. Engineer Tim Lavocat has

     been hired to prepare a drawing for bid purposes and for the New York State permit to drain

     the parking lot to the Clinton St. storm drain. This project is currently on hold. Cold patch was     

     applied by the Joseph Workers. We also suggest having the snow plow contractor keep the

     2024. parking lot clear at the crosswalk by the signal light. 

             2.  Rectory roof- in the next 5 years.

  3.  Replacement of the school boiler control panel. A recent repair to the control panel was 

 done by MJ Mechanical. They advised us that parts are no longer available for the Johnson

 Control panel. We will request a quote for replacement using Trane equipment.
